Jay Mossman was standing with his 8-year-old grandson, Cole, talking with a project manager Friday at his beach house, just south of Cape Henlopen State Park in Rehoboth Beach.

The main topic of conversation, other than details on the doors Mossman, 61, was to have installed, was the new neighbor a few lots down.

Turns out, Mossman nearly purchased the house in question on Farview Road, but his wife, Nancy, was looking for something a little closer to the house where Jack Nicholson famously fell for Diane Keaton in the 2003 movie “Something’s Gotta Give.”

With the Newtown Square, Pennsylvania, resident and his wife out, something had to give. And he’s happy to see who ended up buying the home.

Former Vice President Joe Biden, the longest-serving Delaware senator, and his wife, Jill, fulfilled a longtime dream by purchasing a vacation home at the Delaware seashore. Fittingly, their purchase is steps away from land Joe Biden helped return to federal status.

The Bidens will keep their primary home in Greenville, a spokeswoman told The News Journal.

A listing for the contemporary indigo blue house, which has since been removed, boasts a “spectacular one-of-a-kind North Shores Beach House” that backs up to Cape Henlopen State Park with ocean views and multiple outdoor decks. The six-bedroom house (including three master bedrooms) features 5½ bathrooms, a gourmet kitchen, three indoor fireplaces, an elevator, golf cart, outdoor showers and “a doggy wash too,” according to the listing.

On the inside are light-filled, spacious rooms; built-in, floor-to-ceiling bookcases; and high-end finishes, according to photos that accompanied the listing.

Vice President Joe Biden greets people on Rehoboth Avenue in Rehoboth Beach in 2012 while his wife, Jill, signs copies of her book at Browseabout Books. The Bidens, who are frequent visitors to Rehoboth Beach, recently bought a vacation retreat in the Cape Henlopen State Park area.

Sussex County property records show that the property, which last sold for $1.5 million in 2006, is owned by Diane Smith and Jayne Kettles of New Hope, Pennsylvania. The pair runs a recruitment software firm.

Smith confirmed the sale Friday but declined to discuss the details, including the closing date and purchase price.

“I know how much Delaware loves the Bidens, she said. “We respect everyone’s privacy.”

Rehoboth real estate agent Ava Cannon works for Jack Lingo Realtors, which handled the property listing.

Asked if the Bidens moving to town would create more chaos, she said: “We have a lot of nice, influential people that fold in and out throughout the summers. I don’t think it’s going to get worse.”

Vice President Joe Biden spends part of his birthday weekend in Rehoboth Beach in November 2016.

Mossman, having seen the inside of the home, marveled over the “great third-floor master that looks all the way out into the ocean.” He said he met Biden recently when he was out looking at homes. They spoke for about 10 or 15 minutes, Mossman said, about the neighborhood, the homes and the beach. No politics.

“The guy is first class,” Mossman said.

Mossman said his neighbors next door are good friends of the Bidens. And when the Bidens previously paid visits, Mossman’s lot was used for extra parking by the Secret Service.

If it were up to Mossman, though, Biden should be too busy these days to be purchasing a beach house.

“Quite frankly, I wish he would have run for president,” Mossman said. “And I hope he continues to speak openly, regardless of whether he decides to run for office again.”

While that’s still up in the air, both Joe and Jill are likely to spend a lot of time writing in their new home. Joe will be writing two nonfiction books, and Jill is writing one.

Lisa Eline of Rehoboth Beach meets Jill Biden as she signs copies of her children’s book at Browseabout Books in Rehoboth Beach in 2014.

If history is any indication, they’ll probably spend time at Browseabout Books on Rehoboth Avenue, where general manager Susan Kehoe recalled tales of previous book signings.

“I’m sure we will see him more often,” she said. “I hope so.”

Hot sauce Hall of Famer Chip Hearn, who owns the Ice Cream Store in Rehoboth, expects the same. Biden is a noted ice cream fan. On the walls inside Hearn’s ice cream shop are pictures of Biden from previous summers, smiling big with workers young and old.

“Here’s the VP of the United States or (previously) a big-time senator taking the time to say hi to 19- and 20-year-olds working their butts off in the summer,” Hearn said. “That’s a big deal to them. That says a lot about what a guy he is.”

“He’s just regular Delaware Joe,” said Melinda Mullen, 50, vacationing from Newark.

Rehoboth-Dewey Chamber of Commerce President Carol Everhart said Biden’s arrival could bring only good things to the area.

“You have someone who is internationally known, making a purchase in this area; it brings it to the forefront,” Everhart said.

Everhart said Biden was already a valuable member of the Rehoboth community. She said from time to time he would attend the Rehoboth-Dewey chamber’s general membership meetings.

“We’re looking forward to seeing him more often,” Everhart said.

No matter their political alignment, most people say.

“I don’t care if you’re a Democrat, Republican or worship bologna,” Hearn said. “He cares a lot about Delawareans.”

“He sort of defies party lines,” Kehoe said. “I think no matter what side of the political fence you are, you kind of just have to love Joe. I think it’s going to do nothing but promote goodwill because he’s just so genuine and friendly, just such a kind person. It’s only going to be a good thing.”

Mossman, of course, feels the same, though he took a more political route.

“The thing about the vice president is he’s just down to earth,” Mossman said. “He’s just another guy. He’s not pretentious. He’s certainly not Trump. And you can tell he cares. I think he’ll be a great neighbor.”

That’s if given a chance. Sometimes party lines do indeed get in the way.

Approached by a reporter, two men sitting on a bench outside the Rehoboth Beach Variety store were asked for a reaction to the new celebrity in town.

“I’m a Republican, and I have no comment,” one said.

Can’t please everyone.
