Who Owns Hampton Manor Assisted Living

Quite a few readers have wondered: What’s being built off Skyline Boulevard south of Trafalgar Parkway in Cape Coral?

Hampton Manor Assisted Living of Cape Coral broke ground March 19 and is expected to be finished by February.

Located at 1906 Skyline Blvd., the 77,000-square-foot facility is across the street from a Circle K/Shell gas station and just south of Patriot Elementary School.

Shahid Imran and Sam Martin have developed about 10 other assisted living facilities, most of them in their home state of Michigan. They purchased the land for $700,000 in May 2018.

Martin, 53, has been a frequent visitor to Southwest Florida, and he’s so confident in what the living areas will look like that he’s having his own suite built into the property.

“It’s inevitable,” Martin said of needing assisted living during his golden years. “I love the area. I’ve been coming down there for years. I thought it would be a good place to go.

“It’s like living in a country club. You have all the amenities. You’re getting spoiled. The food is spectacular. It’s restaurant style. They want pancakes, they want sausage, eggs, whatever they want. It’s made to order.”

There will be 93 one-story units, ranging from 337-square-foot studios to 705-square-foot two-bedroom apartments.

Amenities will include a movie theater, hair salon, dining room, library, spa and pool.

Every unit will have windows overlooking either the outside of the property or three courtyard areas that have either a pool, pavilion or landscaping/nature area.

The latest technology, Martin said, will allow for residents who need help to reach out to staff with cell phone text message alerts.

“We want to create premiere assisted living facilities,” Martin said.

Signage and contact information will be appearing on the property later this summer. Martin has yet to finalize the rates for living there, but he said they would be lower than the competition in Cape Coral.

Martin said the demand for these facilities will not meet the supply within a few years, as about 65,000 baby boomers retire every day.

“It’s a tremendous need,” Martin said. “We will take advance bookings.

“We’ll probably be filled up before we even open. If not, then maybe a month or so out. These tend to fill up very, very quickly. Once we put a sign up in front of the building … the phone will be ringing off the hook.”

Harding Dormire, project manager for Barriger Builders, is managing the construction. He said on any given day, there are 80 to 100 construction workers on the site, working to get the place open early next year.

DISNEY STORE TO CLOSE

The Disney Store at the Edison Mall will close Aug. 17. It’s just another sign of the times of people window-shopping and then purchasing online. Disney is moving this store to an online concept and asking in-store customers to sign up for email deals and updates. Disney declined to comment.

LUCKY’S MARKET NOT LUCKY YET

The Cape Coral Lucky’s Market, to be built on the southeast corner of Santa Barbara Boulevard and Veterans Parkway, is still in the works but has been delayed by the Boulder, Colorado-based grocery store chain.

Creighton Development resubmitted amended site plans to the city of Cape Coral’s permitting department May 23. The city approved those plans June 6.

Krista Torvik, a spokesperson for Lucky’s, said the company decided to hold off starting construction for strategic reasons.

“We have chosen to delay some of our store openings to focus on the successful opening of our new distribution center in Orlando,” Torvik said. “We are absolutely still moving forward with the Cape Coral store and are working to open this store early next year. Our goal is to open this store with distribution through our new local distribution center, allowing us to pass more savings along to our customers immediately upon opening.”

FROM GREENWELL’S TO GATOR MIKE’S

Mike Greenwell’s Family Fun Park has changed ownership and its name. Gator Mike’s Family Fun Park has a new sign at 35 NE Pine Island Road after selling April 9. Mike Greenwell, a former Boston Red Sox outfielder and a North Fort Myers High School graduate, had purchased and helped develop the park in 1989. Look for more details on this transaction in a future column.

OH, THANK HEAVEN

Creighton Development recently completed two new 7-Eleven stores and gas stations. One is at 2327 Andalusia Blvd. in Cape Coral at the corner with Kismet Parkway East. It has 3,000 square feet and 12 fuel pumps. The other is at 2926 Meadow Road in Lehigh Acres, at the corner of State Road 82 and Alexander Graham Bell Boulevard. It has 3,000 square feet and 13 fuel pumps.
